Requirements:

 Minimum age to rent is 21
- Net income must be 3x the monthly rent for all properties, no exceptions. 
- Must be at current job for a minimum of (6) months
- No current or recent evictions
- No felonies, drug charges/arrests, or violent offenses/arrests in the last (5) years

Proof of Income

**Proof of income must be provided at the time the application is submitted! Applications without proof of income will not be accepted.
- (4) most recent pay stubs if paid weekly, or (2) if paid bi-weekly
- Bank statements are accepted for direct deposit
- 1099/Tax Return if self-employed
- Current child support payments
- Current disability benefits letter from the Social Security Administration
- A letter of intent/offer letter from employer with employers' business contact information to verify

Rental History

A history of frequent late payments, multiple rules to vacate, and/or evictions, will be denied. ​
***If you were evicted by this company, you are not eligible to rent from us again.***
- Applicant's who have abandoned a property in the last (5) years, owe money to a landlord, or owe money to a utility company will also be denied. ***Proof of payoffs will be required for eligibility. 

Processing Time

Please allow 3-5 business days for EACH application to process all background checks, landlord references, and employment verifications.
***Prior to submitting your application, you will be notified if there are other applications ahead of you for the same unit.  - Please allow an extended processing time as the applications are processed in the order they are received. If your application is not processed due to an approved application ahead of yours, we will refund your application fee. Otherwise, the application fee is NON-REFUNDABLE.

Application & Fees

You may request an application via our Contact page.  The application fee is $75. This covers up to 2 adults combining income. Additional applicants combining income, and occupants 18+ are $25 each. **Additional fees will apply for verifications using the Work Number.
